Debris removal is the line item most flippers guess at and then blow through. Here's how to budget dumpsters on a Corpus Christi fix-and-flip, with real numbers.
Most flip budgets have a real number for materials, a real number for labor, and a hand-wave for debris. Then demo week arrives and the hauling turns into three separate decisions made in a hurry, at whatever price is available that day. It's rarely the biggest cost on a project, but it's one of the easiest ones to make predictable.
Ours are simple: 15-yard is $425, 20-yard is $475. Both include delivery, pickup, a 5-day rental window and a 2-ton (4,000 lb) weight allowance, with no fuel surcharge and no hidden fees. Because those numbers don't move, you can put them in a spreadsheet at the start of a project instead of estimating a range and hoping.
The useful way to budget is by phase. Demo is one container, sometimes two on a full gut. Roofing, if it's happening, is usually its own. Then a final cleanout container at the end for packaging, offcuts, and everything the crew stacked in the garage. Thinking in phases gets you much closer than trying to guess a whole-house total in one number.
Two places, almost always. First, the heavy stuff — tile, mortar, concrete from a patio or a slab repair, and multi-layer roof tear-offs all hit the weight allowance before they fill the container. Second, the final cleanout gets underestimated because nobody pictures the volume of packaging and scrap a finished renovation produces. Budget a container for it and you won't be surprised.
If demo is going to blow through one container, plan a swap instead of scrambling for a second delivery. We pull the full one and set an empty one on the same trip, so the crew never stops. Call when the box is about three-quarters full and it's a non-event; call when it's overflowing and you're hoping we're nearby.
Describe what you're gutting and when, and we'll tell you honestly how many containers it's likely to take and which size fits each phase — including when the cheaper one is the right answer. We're owner-operated and local, serving Corpus Christi, Calallen, Portland, Robstown, Ingleside, Aransas Pass, Flour Bluff, Annaville and Gregory.
